Fire doors are a legal requirement in all non-domestic properties and in residential buildings with communal areas. The correct type and rating of fire door for each location is determined by the fire risk assessment and the building's fire strategy. Under Approved Document B, fire doors must meet BS 476-22:1987 or BS EN 1634-1:2014, and all components - hinges, seals, closers, glazing and frame - must be compatible with the rated door assembly.

FD30 and FD60 Fire Doors

Fire doors are classified by their fire resistance rating:

  • FD30 (30-minute fire door): the most common rating in commercial buildings. Required on escape routes, stairwells, corridors and any opening in a fire compartment wall. Sufficient for most commercial and residential applications.
  • FD60 (60-minute fire door): required where the fire risk assessment or building fire strategy specifies a higher level of protection - typically in higher-risk areas, high-rise buildings or where compartment walls are required to provide 60 minutes of fire resistance.

Fire Door Components - What Makes a Compliant Fire Door

A fire door is not simply a door - it is a tested assembly. Each component must be compatible with the tested and certified door set. A non-compliant hinge, an incorrect closer or a damaged intumescent seal can compromise the integrity of the entire assembly. The key components are:

  • Intumescent seals: strips fitted into the door leaf or frame that expand when exposed to heat, sealing the gap between door and frame and preventing smoke and fire passing through.
  • Cold smoke seals: brush or blade seals that prevent the passage of cold smoke through gaps in the door when closed - critical in the early stages of a fire.
  • Door closers: fire doors must be self-closing and must latch fully. A closer that fails to bring the door to the latch is a common cause of fire door failure during inspections.
  • Hinges: fire doors require a minimum of three hinges, each with a melting point above 800°C. Standard hinges are not suitable.
  • Glazing: any vision panels must be fire-rated and fitted with the correct fire-rated glazing and beading as part of the tested assembly.

Fire Door Inspections and Remedial Works

Fire doors deteriorate with use. Seals compress, closers weaken, frames become damaged and doors are propped or wedged open - all of which compromise fire door performance. The Regulatory Reform (Fire Safety) Order 2005 requires that fire doors are maintained in efficient working order. The Fire Safety (England) Regulations 2022 require quarterly checks of communal fire doors in residential buildings over 11 metres.

Common remedial works include replacement of worn or damaged intumescent seals, replacement of failed door closers, adjustment of hinges to correct sagging, repair or replacement of damaged frames and the installation of missing cold smoke seals.
