Fire Safety for High-Rise Buildings

Fire safety compliance for high-rise and higher-risk buildings is governed by the Regulatory Reform (Fire Safety) Order 2005, the Building Safety Act 2022 and - for residential buildings over 11 metres - the Fire Safety (England) Regulations 2022. The responsible person must ensure that all fire safety measures are in place, maintained and evidenced, and must engage with residents on fire safety matters in ways that meet the specific requirements of the Regulations.

Fire Alarms for High-Rise Buildings

Fire alarm systems for multi-storey residential buildings must be designed to BS 5839-1 and must be appropriate to the building's evacuation strategy - whether simultaneous evacuation, progressive horizontal evacuation or stay-put. The appropriate system and evacuation strategy is determined by the fire risk assessment. For high-rise residential blocks, BS 8629 emergency evacuation systems may also be required. All high-rise and higher-risk buildings require a suitable and sufficient fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005. For buildings subject to the Building Safety Act 2022, the fire risk assessment must be kept up to date as part of the Golden Thread of building safety information, and must be reviewed whenever there is a significant change to the building, its use or its management. Emergency Lighting for High-Rise Buildings

The fire compartmentation strategy - fire-resistant walls and floors dividing the building into compartments, fire doors on all escape routes, fire stopping around all service penetrations, and cavity barriers in concealed voids - determines how long a fire can be contained within its area of origin. In a building where residents may be following a stay-put strategy or where evacuation takes significantly longer than in a single-storey building, the integrity of this compartmentation is critical.

 

Fire Door Surveys and Quarterly Inspection Programmes

The Fire Safety (England) Regulations 2022 require responsible persons for multi-occupied residential buildings over 11 metres to carry out checks of all communal fire doors at least every three months, and checks of all flat entrance doors at least annually. These checks must be recorded. For many responsible persons, a professional fire door survey programme - with quarterly visits by a qualified surveyor and written reports for each inspection - is the most efficient and defensible way to meet this requirement.

Fire Stopping and Compartmentation Remedial Works

Where compartmentation surveys identify breaches - unsealed cable penetrations, missing fire stopping around pipes or ducts, displaced cavity barriers - we carry out the remedial works using products tested and certified to the relevant British Standards. All works are carried out by FIRAS-certified engineers through our sister company Aran Fire Protection, with post-works certification confirming that each breach has been correctly remediated.
