Commercial Fire Alarm Maintenance, Testing and Inspection in Hampshire and West Sussex

Installing a fire alarm system is only the first step. UK fire safety regulations require that all commercial fire alarm systems are regularly tested, inspected and maintained by a competent person. Failure to do so can result in enforcement action, invalidated insurance and - most critically - a system that does not work when it is needed.

BS 5839-1:2025 sets out the following minimum requirements for commercial fire alarm systems:

  • Weekly testing - a different manual call point should be tested each week by a competent person on site, on a rotating basis.
  • Quarterly inspection - a visual inspection of all system components by a competent person.
  • Six-monthly inspection and service - a thorough inspection and functional test of the entire system by a qualified fire alarm engineer. This is the minimum legal requirement for most commercial premises.
  • Annual full system test - every device on the system is tested, including all detectors, call points, sounders and cause-and-effect programming.

Our PPM contracts provide complete peace of mind. We schedule inspections in advance, maintain your fire alarm log book, issue compliance certificates and provide priority response for faults and emergency call-outs. 24/7 Fire Alarm Monitoring

For premises that are unoccupied outside working hours, or where an immediate emergency response is critical, we provide 24/7 fire alarm monitoring through an approved Alarm Receiving Centre (ARC). When your alarm triggers, the monitoring centre alerts both you and the emergency services without delay - even when no one is on site. Monitoring is available for all system types, including existing installations, and is often a requirement for insurance compliance.

The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for any commercial premises to ensure that an appropriate fire detection and warning system is in place - covering offices, factories, warehouses, shops, hotels, schools, care homes, HMOs and any premises where people work or stay.

The BS 5839-1:2025 standard sets out detailed technical requirements for the design, installation, commissioning and maintenance of fire detection and alarm systems in non-domestic premises. All work carried out by our engineers is fully compliant with this standard, and certification is provided as standard.

For HMOs and rental properties, the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 require at least one smoke alarm on every storey used as living accommodation.
