Fire extinguishers require annual servicing to remain compliant with fire safety regulations and to ensure they will function correctly in an emergency. Under BS 5306-3, a thorough examination must be carried out every 12 months by a competent and certified fire safety technician. This service includes checking condition, pressure and seals, refilling or recharging where necessary, and updating service records.
In addition to the annual service, extended servicing is required at longer intervals depending on extinguisher type:
- Water, foam and powder extinguishers: extended service every 5 years, including pressure testing and internal examination.
- CO2 extinguishers: extended service every 10 years, including hydraulic pressure testing.

Different classes of fire require different types of extinguisher. Our engineers will ensure you have the correct equipment for your premises and the specific risks present. Here is an overview of the main types:
- Water extinguishers (red label): for Class A fires involving solid combustibles - wood, paper, fabric and plastics. Not suitable for electrical fires or flammable liquid fires.
- Foam extinguishers (cream label): effective against Class A and Class B fires involving flammable liquids such as petrol or oil. Form a cooling blanket over the fire to suppress it.
- CO2 extinguishers (black label): designed for Class B fires and electrical fires. Leave no residue and are safe for use around electrical equipment - essential in any office or server room environment.
- Powder extinguishers (blue label): versatile, covering Class A, B and C fires (flammable gases) and electrical fires. Can create reduced visibility and inhalation risks, so use requires careful consideration.
- Wet chemical extinguishers (yellow label): specifically designed for kitchen fires involving cooking oils and fats (Class F). Highly effective on deep fat fryer fires. Required in commercial kitchen environments.
- Specialist and lithium battery extinguishers: for fires involving combustible metals and lithium-ion batteries, increasingly important for premises with EV charging equipment or battery storage.
In most office environments, water and CO2 extinguishers are sufficient. If your premises uses flammable liquids or gases, additional types will be required. Your fire risk assessment will specify the exact requirements.

The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for any non-domestic premises to ensure that appropriate firefighting equipment is provided, maintained in good working order and that relevant persons are trained in its use.
The British Standard BS 5306-3 sets out the requirements for the commissioning and maintenance of portable fire extinguishers. Annual servicing and extended servicing at 5 or 10-year intervals (depending on type) are required to maintain compliance. All servicing carried out by our engineers is documented and certified.
