Annual Fire Extinguisher Servicing and Maintenance

Fire extinguishers require annual servicing to remain compliant with fire safety regulations and to ensure they will function correctly in an emergency. Under BS 5306-3, a thorough examination must be carried out every 12 months by a competent and certified fire safety technician. This service includes checking condition, pressure and seals, refilling or recharging where necessary, and updating service records.
In addition to the annual service, extended servicing is required at longer intervals depending on extinguisher type:

  • Water, foam and powder extinguishers: extended service every 5 years, including pressure testing and internal examination.
  • CO2 extinguishers: extended service every 10 years, including hydraulic pressure testing.

Annual fire extinguisher servicing starts from £5 +VAT per appliance. We service extinguishers we have supplied and those supplied by third parties. We will attend at a date and time convenient to your business.

Fire Extinguisher Types - Choosing the Right Equipment for Your Premises

Different classes of fire require different types of extinguisher. Our engineers will ensure you have the correct equipment for your premises and the specific risks present. Here is an overview of the main types:

  • Water extinguishers (red label): for Class A fires involving solid combustibles - wood, paper, fabric and plastics. Not suitable for electrical fires or flammable liquid fires.
  • Foam extinguishers (cream label): effective against Class A and Class B fires involving flammable liquids such as petrol or oil. Form a cooling blanket over the fire to suppress it.
  • CO2 extinguishers (black label): designed for Class B fires and electrical fires. Leave no residue and are safe for use around electrical equipment - essential in any office or server room environment.
  • Powder extinguishers (blue label): versatile, covering Class A, B and C fires (flammable gases) and electrical fires. Can create reduced visibility and inhalation risks, so use requires careful consideration.
  • Wet chemical extinguishers (yellow label): specifically designed for kitchen fires involving cooking oils and fats (Class F). Highly effective on deep fat fryer fires. Required in commercial kitchen environments.
  • Specialist and lithium battery extinguishers: for fires involving combustible metals and lithium-ion batteries, increasingly important for premises with EV charging equipment or battery storage.

In most office environments, water and CO2 extinguishers are sufficient. If your premises uses flammable liquids or gases, additional types will be required. Your fire risk assessment will specify the exact requirements.

Fire Extinguisher Compliance - Your Legal Obligations

The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for any non-domestic premises to ensure that appropriate firefighting equipment is provided, maintained in good working order and that relevant persons are trained in its use.

The British Standard BS 5306-3 sets out the requirements for the commissioning and maintenance of portable fire extinguishers. Annual servicing and extended servicing at 5 or 10-year intervals (depending on type) are required to maintain compliance. All servicing carried out by our engineers is documented and certified.
Failure to maintain fire extinguishers can result in enforcement notices, fines and - in the event of a fire - invalidated insurance.

Managing a Care Home or Supported Living Premises?

Care homes have specific fire extinguisher requirements. As premises with sleeping accommodation and vulnerable occupants, they require a carefully assessed mix of extinguisher types - typically wet chemical units in kitchen areas, CO2 in offices and equipment rooms, and water or foam units in communal areas. Compliance with the Regulatory Reform (Fire Safety) Order 2005 is non-negotiable. We provide a complete fire extinguisher service for care homes, supported living and residential care premises across Hampshire and West Sussex.

Frequently Asked Questions

How often do fire extinguishers need to be serviced?

Fire extinguishers must be inspected and serviced annually by a competent, certified fire safety technician under BS 5306-3. In addition, extended servicing is required every 5 years for water, foam and powder extinguishers, and every 10 years for CO2 extinguishers. This extended service involves internal examination, pressure testing and refilling to ensure the extinguisher remains safe and functional.

Is annual fire extinguisher servicing a legal requirement?

Yes. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any non-domestic premises must ensure that firefighting equipment is maintained in efficient working order and good repair. Annual servicing by a certified technician is the accepted method of demonstrating compliance. Failure to maintain fire extinguishers can result in enforcement action and may invalidate your insurance.

What type of fire extinguisher does my business need?

This depends on the nature of your premises and the classes of fire risk present. Most offices require water and CO2 extinguishers as a minimum. Premises with kitchens need wet chemical extinguishers. Buildings with flammable liquids or gases require foam or powder units. Our BAFE-certified engineers will assess your premises as part of your fire risk assessment and recommend the correct type, quantity and placement.

What is the difference between annual servicing and extended servicing?

Annual servicing is a thorough 12-monthly inspection carried out by a certified technician, covering condition, pressure, seals and serviceability - required every year for all extinguisher types. Extended servicing is a more in-depth examination required at longer intervals: every 5 years for water, foam and powder extinguishers, and every 10 years for CO2 units. Extended servicing includes internal inspection, pressure testing and refilling to confirm the extinguisher remains safe for continued use.

Do you offer fire extinguisher training for staff?

Yes. As part of our fire safety training packages, we provide practical fire extinguisher training covering correct operation, fire class identification and safe use in an emergency. Training can be arranged alongside a supply or servicing visit. See our Fire Safety Training page for full details.
