Cavity Fire Barriers - Why They Matter
Building Regulations Approved Document B requires that concealed spaces in roofs, floors and wall cavities are subdivided by cavity barriers to restrict the unseen spread of fire and smoke. The spacing of cavity barriers depends on the building type, use and construction. In buildings without correctly installed cavity barriers - or where barriers have been disturbed or removed during subsequent works - fire can spread through these hidden voids far faster and further than the building's active fire protection systems can detect and respond to.
- Cavity fire barriers: installed within concealed voids (roof voids, ceiling voids, floor voids) to subdivide the void and prevent unseen fire spread across the entire space.
- Linear fire barriers: installed at the junction between a cavity and a fire compartment wall - where the wall meets the void - to prevent fire spreading from one compartment to another through the void above.
- Void-forming barriers: used at the perimeter of open web floor joists or other complex void configurations where standard barriers are not practicable.
The correct product and installation method for a given void depends on the void dimensions, the materials used in the surrounding construction, the presence of services within the void and the fire resistance period required. Cavity barriers are frequently disturbed or removed during roof works, ceiling alterations, HVAC installations and electrical rewires - and not reinstated. A compartmentation survey will identify the extent of missing or displaced barriers; our fire barrier installation service reinstates them correctly.
