Hotel Fire Safety Services - Fire Alarms, Risk Assessments and Security for Hospitality

Hotel safety services across Hampshire and West Sussex

Hotels, B&Bs and guest houses are sleeping risk premises - a classification that demands a higher standard of fire detection than most commercial buildings. When guests are asleep, they cannot self-evacuate without being woken by an alarm, and they are in an unfamiliar building without knowledge of escape routes. The fire alarm system and the evacuation procedures must work together to ensure every guest and member of staff can escape safely, regardless of the time of day or night.

We provide fire safety and security services for hotels and hospitality venues across Hampshire and West Sussex - fire alarm installation and maintenance, fire risk assessments, emergency lighting, staff training, CCTV and access control. Our BAFE SP203-accredited engineers understand the specific requirements of hospitality premises and the practical demands of working in an operational hotel environment.

Hotel Fire Safety Solutions - Fire Alarm Systems for Sleeping Risk Premises

Hotels and guest houses are classified as sleeping risk premises under BS 5839-1, which means the fire alarm system must be capable of waking all guests and alerting all staff at the earliest possible stage. In practice, most hotels require a Category L2 or L1 fire alarm system - with detection throughout bedroom floors, communal areas, corridors and back-of-house areas such as kitchens, laundry rooms and plant rooms.

Fire alarms in hotels must be tested weekly by a nominated staff member, with results recorded in the fire logbook. Full inspection and testing by a BAFE SP203-accredited engineer must be carried out every six months. We provide scheduled maintenance visits, full service reports and support with fire logbook management.

Fire Risk Assessments for Hotels

All hotels are required to have a suitable and sufficient fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005. For hotels, the fire risk assessment must address the specific risks of sleeping accommodation, the adequacy of the fire alarm system for waking guests, the evacuation strategy for mobility-impaired guests, the management of fire doors and escape routes and the training of all staff.

See our Fire Risk Assessments page for full details.

Security Systems for Hotels and Hospitality Venues

Hotel security requirements extend well beyond fire safety. CCTV, access control and intruder alarm systems work together to protect guests, staff and assets - deterring opportunist crime, managing access to restricted areas and providing a clear evidential record when incidents occur. Our SSAIB-certified security installations are designed for the specific requirements of hospitality environments, with minimal disruption to guests and a clean, professional finish.

CCTV for Hotels

CCTV coverage of reception areas, car parks, entrances, service areas and external perimeters provides an effective deterrent and an evidential record in the event of incidents involving guests, staff or third parties. Remote viewing capability allows management to monitor the property from anywhere via a secure mobile app. For larger hotels or multi-site operators, systems can be integrated with centralised monitoring. We design and install CCTV systems for hotels and hospitality venues with systems configured in compliance with data protection requirements for premises accessible to the public.

See our CCTV Systems page for full details →

Access Control for Hotels

Access control protects back-of-house areas, plant rooms, stores, staff corridors and other restricted areas while allowing guests and visitors free movement throughout appropriate parts of the building. Key fob, proximity card and coded entry points can be managed centrally, with access rights updated remotely as staffing changes. Integration with door entry systems at service entrances provides full control over who accesses the building outside front-of-house routes. For hotels managing multiple floors or wings, lift access control restricts guests to their own floor and communal facilities.

EV Charging for Hotels

Destination EV charging is increasingly expected by hotel guests. Our OZEV-certified engineers install commercial EV charging points for hotel car parks - from a single dual-socket charger to a managed multi-point installation with payment terminals and usage reporting.

See our EV Charging page for full details.

Electrical Compliance for Hotels and Hospitality Venues

Hotels and hospitality venues use an exceptionally high volume of electrical equipment - from kitchen and catering equipment and laundry facilities to room televisions, air conditioning units, hair dryers and a wide range of portable appliances in guest rooms and communal areas. Ensuring that the electrical installation is in a satisfactory condition and that all electrical appliances are safe is a legal obligation under the Electricity at Work Regulations 1989, and a practical necessity in a 24-hour operational environment.

EICR for Hotels and Hospitality Premises

The electrical installation in a hotel or hospitality venue must be periodically inspected and tested under the Electricity at Work Regulations 1989. For hospitality premises - which operate continuously, have high electrical loads and accommodate guests overnight - inspection at intervals not exceeding five years is standard, with many hotels opting for more frequent inspection given the intensity of use. Our NICEIC-approved electricians carry out EICR inspections for hotels and hospitality venues across Hampshire and West Sussex, with full certification on completion and remedial works capability where required.

An EICR also provides valuable documentary evidence for hotel insurance purposes and is increasingly required by hotel brand franchisors and management companies as part of their compliance frameworks.

See our EICR page for full details on periodic electrical inspection requirements →

PAT Testing for Hotels

Hotels are legally required to maintain all electrical appliances in a safe condition under the Health and Safety at Work etc. Act 1974 and the Provision and Use of Work Equipment Regulations 1998. Given the volume of portable appliances in a hotel - the televisions, kettles, irons, hair dryers, desk lamps, toasters and coffee machines across every guest room, plus kitchen and laundry equipment throughout the building - a regular, structured PAT testing programme is essential.

We provide PAT testing for hotels and hospitality venues across Hampshire and West Sussex. With competitive bulk rates for high appliance counts, certificates and equipment labels provided on completion, and scheduling arranged to minimise disruption to hotel operations, our PAT testing service makes it straightforward for hotel managers to maintain compliance across the entire property.

Passive Fire Protection for Hotels

Passive fire protection is a critical but often overlooked element of fire safety in hotels. Active systems - fire alarms, sprinklers, extinguishers - detect and suppress fire once it starts. Passive fire protection works continuously, built into the fabric of the building, to slow the spread of fire and smoke, protect escape routes and maintain structural integrity. In a hotel where guests may be asleep when a fire starts, the passive fire protection system must work in conjunction with the fire alarm to give every occupant the time to escape safely.

Common passive fire protection requirements in hotels include correctly installed and maintained fire doors on all guest room corridors, fire stopping around all service penetrations in compartment walls and floors, cavity barriers in roof and ceiling voids and fire board encasements of structural steel. These requirements apply to new hotels under Building Regulations and to existing hotels under the Regulatory Reform (Fire Safety) Order 2005 as identified by the fire risk assessment.

Passive fire protection works are delivered through our specialist sister company, Aran Fire Protection - FIRAS-certified passive fire protection specialists with over 25 years of experience. Arundel Firecare, Security and Electrical remains your single point of contact.
