Fire Door Condition Surveys - What is Included
A fire door survey is a systematic inspection of every fire door in a building against the standards set by the Regulatory Reform (Fire Safety) Order 2005 and Approved Document B. Our FIRAS-certified surveyors assess each door on the following criteria:
- Door leaf condition - damage, distortion, unauthorised modifications
- Intumescent seals - presence, condition and correct specification
- Cold smoke seals - presence and condition
- Door closer - present, functional and closing the door fully to the latch
- Hinges - minimum three hinges, correct specification, condition
- Frame condition - damage, gaps between door and frame within tolerance
- Glazing - fire-rated glazing and beading where present
- Certification label - present and legible (top edge of door leaf)
- Hardware - letterboxes, handles and other apertures are fire-rated and compatible
- Signage - correct fire door signage in place ('Fire Door Keep Shut' / 'Fire Door Keep Locked')
Each door is assessed as pass, advisory (action recommended) or fail (remedial works required). The survey report provides a clear, prioritised list of remedial works - allowing the responsible person to plan and budget for the programme of works required to bring the building into compliance.
The Fire Safety (England) Regulations 2022 require responsible persons for multi-occupied residential buildings over 11 metres to carry out checks of all communal fire doors at least every three months and checks of all flat entrance doors at least annually.
